REMINDER | Owners Badge Pick-up Saturday 6/7 

OBSC1 Members:

We hope you are all looking forward to the official start of the summer 2025 beach season! Our beaches will officially open on Saturday, June 14th and will be open daily from 9am-5pm, conditions permitting and unless otherwise posted. During this time lifeguards and other staff will be present and badges will be required for entry. Please heed all lifeguard and/or staff instructions while on the beach - they are here for your safety.

Owner Badge Pick-up and Rental Reminders
As previously announced, owner beach badge pick-up will take place this Saturday.

When: June 7, 2025, 10am - 2pm
Where: Dave Finter's home, 236 Bay Beach Way

• If you are unavailable this Saturday, you will be able to pick up your badges at the badge booth beginning Saturday, June 14th from 9am-5pm daily

• If your 2025 membership dues are outstanding you will not be issued badges until your balance, including applicable late fees, has been cleared

• We will have select OBSC1 clothing available at discounted prices during this Saturday's owner's badge pick-up

As discussed at our Fall Meeting, we identified the need to review our current rental process. Subsequently, we announced details about the new process, forms, and pricing for weekly rentals in our Spring Newsletter. If you plan to rent your home this summer, please review and familiarize yourself with the process and the guest/rental agreement form to ensure compliance for the 2025 season. We also suggest reviewing our Bylaws, Rules & Regulations, which cover overall rules on rentals, including definitions of guests as members of our Club. Remember that renters are required to use weekly renters' badges for the duration of their stay; they are not allowed to use the owner's badges under any circumstances.

As a reminder, these process changes were driven by several factors:

• OBSC1’s approach for rentals was inconsistent with most other nearby communities and was complicated to administer 

• We encountered several issues with owners and/or their renters mis-representing the number of bedrooms in their home to secure a better rate on weekly badges, effectively depriving the Club (and you all) of funds

• The volume of rentals using third-party apps like Airbnb and VRBO has ballooned over the past several years which has created a ton of extra work for the Trustees and our badge staff to manage – and continuing with previous process would require us to hire additional staff to manage effectively

• Including 8 badges with the weekly membership fees is consistent with the number of badges each homeowner is provided annually. For homes with more than 8 rental occupants, additional weekly badges will be available for purchase at the badge booth

Monies collected via weekly membership fees fund the increased security calls we receive and the lifeguards for the increased populations of people on our beaches, as well as other Club items. If owners or renters are not compliant with our processes, all homeowners, including those that do not rent at all, are effectively subsidizing the membership of renters in the Club. 

If you plan to rent during the 2025 summer season (between 6/14 and 9/1), please complete and submit the OBSC1 Guest/Rental Agreement at least 14 days prior to your rental start date and remit payment via one of the options provided. Once form and payment has been received, your badges will be bagged and made available to you for pickup at the badge booth (note it's important to submit forms at least 14 days in advance of rental start to have them ready for pick-up before you rental starts). You may either pick up the entire lot of paid badges for the summer and hand them out to your renters as you see fit or you may direct your renters to pick up their paid badges on a weekly basis at the badge booth, 9am-5pm daily.

Special thank you to the many who have submitted forms and remitted payment already! If your payment was received prior to Saturday, May 30th, your badges will be available for pickup with your owners badges this Saturday (or will be made available at the badge booth starting June 14th if you prefer). 

General Reminders

On Saturday, June 7th at 10am, please join Jeff Conger and other Trustees in cleaning up and preparing the Bay Beach for the summer season. Please bring any extra shovels, rakes, wheelbarrows you may have on hand. We appreciate any and all help!

Spring Membership Meeting will be held on Saturday, June 14th at 10am and will now be held in-person at Union Church of Lavallette located at 25 Philadelphia Ave. Special thanks to those who attended the informational work session on Tuesday, May 20th

Our construction period ends on June 15th. No construction will be allowed again until September 15th. If you have a true emergency repair that is required during this summer timeframe, please contact the Trustees for review and approval prior to any work commencing

All boats, jet skis, trailers etc. must be removed from OBSC1 properties by June 15, 2025. Craft and trailers may be returned to properties on September 15, 2025
