OBSC1 By-Law Amendment Vote - Rescheduled Special Owners' Meeting
OBSC1 Members:
Due to the unprecedented weather that forced the cancellation of our previously announced September 26th meeting, we have rescheduled the Special Owners' Meeting for Saturday, October 31, 2026. Included is a copy of a mailing you either have recently received or will be receiving shortly, mailed to the home address that you have provided the Club.
Please review the details below regarding the meeting schedule, an upcoming informational Zoom call, and the two critical By-Law amendment proposals up for a vote.
Special Meeting & Voting Details
Date: Saturday, October 31, 2026
Time: 9:00 AM (Voting will remain open throughout the entire meeting)
Location: Union Church, 25 Philadelphia Avenue, Lavallette, NJ
Preparatory Informational Session: Tuesday, October 20, 2026, at 7:30 PM via Zoom (connection link to follow)
Meeting Purpose & Proposals
The primary purpose of this Special Meeting on October 31st is for the membership to vote on two key amendments to the OBSC1 By-Laws. The complete text for both proposals is linked below and was also mailed to all members as required.
Proposal 1: Amendments to Article XII, Section 6 (Building Height & Construction Rules)
Summary: Brings OBSC1 By-Laws into alignment with the July 30, 2026 Rules Committee Memorandum, which has been formally endorsed by the Board. (The complete memorandum remains available on the OBSC1 website under the “Homeowners Section.”) Prior Club communications on this topic are also available by clicking on the Email Announcements icon in this section of our website.
Why Your "YES" Vote Matters: Approving Proposal 1 provides clear, modernized construction guidelines. This clarity allows several members to proceed with planned construction this winter while substantially reducing the potential for future disputes and litigation.
Proposal 2: Remote Meeting Attendance and Remote Voting
Summary: Proposal 2 amends the By-Laws to allow members to attend meetings and cast votes remotely and securely. The amendment specifies that at least 50% of meetings will continue to be held in person.
Why Your "YES" Vote Matters: Recent weather-related cancellations underscored the need for flexibility. Modernizing our rules to permit remote participation accommodates busy family schedules, broadens voter turnout, and ensures community business can move forward reliably.
Informational Zoom Session & Next Steps
To help everyone make an informed decision, we will host an Informational Zoom Session on Tuesday, October 20, at 7:30 PM. If necessary, additional written communications will also follow to answer any questions submitted by members.
Achieving a quorum on October 31 is critical. We strongly urge all members to participate and vote YES on both Proposal 1 and Proposal 2 to help move our community forward.
Thank you for your continued support and involvement.
Sincerely,
The Board of Trustees
